Where is Alsea Village located?
Alsea Village
is located in the charming coastal town of Waldport Oregon (to the East of the Waldport Bridge).  Waldport is located 8 miles North of Yachats and 12 miles South of Newport.  The nearest airport is in Eugene Oregon located 59 miles Southeast.

 

What's so special about Waldport Oregon? 

  • Waldport is known for its activities on the bay such as windsurfing, kayaking, boating, fishing, sailing, beachcombing, and the best crabbing and clamming in the state.
  • The city of Waldport is currently undergoing an Urban Renewal Plan. The main objective of this plan is to provide a more attractive living, working and shopping environment for the public.  Construction for the beautification of downtown Waldport will begin in September of 2007.
  • Waldport neighbors Yachats, OR, which has the second highest income per capita in the state

How does Alsea Village differ from other coastal communities?
Alsea Village will have a traditional "village feel" much like Bella Beach in Lincoln City, Mill Pond in Astoria, Seabrook in Washington State, or the Overleaf Resort in Yachats, Oregon.

The main difference between our project and these others is that we are providing space for retail, local events, dining, and common areas for public use. This also allows us to create jobs within our commercial and retail shopping area as well, making this a true New Urbanism Community..

Dream Harbor will maintain strict control of how the community lays out when it comes to the look and positioning of housing.  A "cookie cutter" or "tract home" look to the community will be avoided at all costs.  We are essentially looking at three different front elevations to give the overall appearance of a custom home neighborhood, while still being able to offer production pricing.  It is expected that Alsea Village will not only be a highly sought after place to live now, but a wonderful place to live for generations to come.

What is New Urbanism?
New Urbanism promotes the creation and restoration of diverse, walkable, bikeable, compact, vibrant, mixed-use communities composed of the same components as conventional development, but assembled in a more integrated fashion, in the form of complete communities.  These communities contain housing, work places, shops, entertainment, schools, parks, and civic facilities essential to the daily lives of the residents, all within easy walking distance of each other.

Will there be a Homeowner's Association?
Yes, a homeowner's association will help monitor the neighborhood's overall appearance and appeal.  It will be governed by the homeowners themselves and given the authority to enforce mutually agreed upon restrictions and covenants. 

Is there beach access?
Yes.  Alsea Village is located on the beachfront of Alsea Bay where access to the sandy beach of the bay is only steps away.  Access to the ocean beach can be made by crossing over the bridge (using pedestrian-friendly stairs) or walking under the bridge (at low tide) to the beach on the West side of the bridge (approximately a two minute walk).

What is the total number of units in the community?
Phase 1 consists of 12 bay front cottages with varying views of the park, bridge, and bay. 

What will the pricing be for Alsea Village homes?
Pricing of completed homes is expected to be between $400,000 - $675,000 depending on the lot / home package that you choose. 

Do you recommend a builder for the construction of my home?
We will provide you with a list of local reputable builders that are familiar with the project and prepared to build your new home. We do have several preferred builders who will work with you and the broker to find the right house plan and modify it to suit your needs.

Can I use my own builder?
Yes, you may use your own builder provided you follow the covenants and restrictions outlined in the CCR's and use a plan that fits the lot you have chosen. 

How do I purchase one of the 12 lots in Phase One? 
Our team of loan officer, title rep, appraiser, & broker, can provide a one stop shopping experience. 

I'm interested in owning a vacation rental.  Is this allowed?  Will there be a property management company available?
Yes, we offer vacation rental services through Oregon Beach Vacations.
